Ken, How's the Market? Higher priced inventory has increased - and slowing down.
Current Inventory as of Tuesday, August 1, 2017
...879 (was 527) Active units, Selling 243/month = 3.6 (was 2.8) months inventory of Single Family Homes
...432 (was 318) Active units, Selling 86/month = 5.0 (was 4.4) months inventory of Condos - all types
...199 (was 148) Active units, Selling 26.4/month = 7.5 (was 5.3) months inventory of Income Properties
...335 (was 308) Active units, Selling 9.75/month = 34 (was 34) months inventory of Vacant Residential Land
...305 (was 208) Active units, Selling 51/month = 5.9 (was 4.6) months inventory of Homes over $450,000
...131 (was 102) Active units, Selling 17/mo = 7.8 (was 6.5) months inventory of Homes over $600,000
The National Association of Realtors says 6 month's inventory is "Balanced".
Less than 6 months may favor sellers. More than 6 months may favor buyers!
I believe"lower inventory" reflects the new "Balanced Market" because the world's
2008 financial problems kicked all speculation and "let's see" to the curb and
people are STAYING PUT unless they have to move or can't pass up a great deal!
* HOUSING ALERT: Inventory of Single Family Homes is still VERY STRONG
in favor of sellers with a low 3.6 months inventory - again! Single Family Homes
over $600,000 is favoring buyers more with 7.8 months inventory. Only 5.1
months of inventory exists between $450,000 - $600,000. This means that under
$600,000 "should be" favoring the sellers in a big way at the lower prices but
only slightly at the higher prices. But with all of the state and muni budget
turmoil - STILL - and in combo with the national lending & closing uncertainty,
the number of qualified buyers is lower as well. But that's changing fast. This
basically keeps the markets somewhat more "in balance" - favoring neither
sellers or buyers.
* NOT POLITICAL: With this president and his agenda, I believe and
predict that Sustained Energy Independence, Beefed up Military, Improved
Infrastructure, Support of Police, Replacement of Nationalized Healthcare,
Lower Income and Business Tax Rates, Re-Patriating Corporate Profits
Held Overseas, and Adjusting the Balance of International Trade Deals
will all add millions of people with new jobs across the country paying
taxes and pursuing their own definitions of happiness. I also believe that
these improvements will affect positively and quickly, all of Alaska as well
as Anchorage specifically.
