Ken, How's the Market? Seasonal Inventory dropped - remains cyclical.
Current Inventory as of Monday, April 18, 2016:

...859 (was 544) Active units, Selling   246/month   = 3.5 (was 2.2)       months inventory of Single Family Homes
...371 (was 276) Active units, Selling   92/month     = 4.05 (was 3.00)   months inventory of Condos - all types
...120 (was 123)  Active units, Selling   29/month    = 4.2 (was 4.3)       months inventory of Income Properties
...326 (was 291) Active units, Selling   12.0/month  = 27 (was 23)         months inventory of Vacant Residential Land
...332 (was 210) Active units, Selling   53/month     = 6.3 (was 4.0)       months inventory of Homes over $450,000
...163 (was 106)  Active units, Selling   18.5/mo       = 8.8 (was 5.9)       months inventory of Homes over $600,000

The National Association of Realtors says 6 month's inventory is "Balanced".
Less than 6 months may favor sellers & more than 6 months may favor buyers! I believe
that 3 months of inventory is the new 6 months – because people are STAYING PUT!
ALERT: In just the short 10 weeks between February 1st and April 18th, inventory for all types of real estate has increased significantly. This alone will affect everything from your pricing strategy to the Days On Market to the Concessions and/or repairs you may have to address. Many in real estate believe that the downward market forces (jobs, population, military, oil prices, politics) will continue to swing the market - though it is not there just yet - in favor of buyers.
