366.9..... Houses & Condos - SOLD per month over the last 12 months.
1.4........ Houses & Condos - Months until all INVENTORY on the market is all sold.
The National Association of Realtors says 6 month's inventory is "Balanced".
Less than 6 months may favor sellers. More than 6 months may favor buyers!
I believe"lower inventory" reflects the new "Balance." It appears the whole country
has adopted a "wait and see" attitude but are once again eager to jump back into
the world of real estate. While inventory and rate of sales is in favor of sellers, people
tend to STAY PUT unless they MUST move or just can't pass up a great deal on their
new home. And NOW - after a year of warming up to working remotely & fears of
government restrictions regarding tenants, foreclosures, evictions, etc. the entire
industry is changing or has already changed. ONE THING FOR SURE is that large
buildings in high traffic downtown areas will not be in as high demand as in the past.
And, residences will be embracing and adopting "working at home" accommodations.
OUR ECONOMY: Alaska had been in a recession for over 4 years. And, as you know,
2020 was totally disrupted due to reactions to this virus. The recession seems to have
deepened & it looks like it will be with us for a while longer. However, with the interest
rates being so low, there's a LOT of refinancing activity. All real estate related activities
are swamped. In addition, there seems to be a large enough group of people with
their incomes, credit scores, and debt ratios maintained to fuel this gang-buster real
estate market we're experiencing.
